when i made the email template, these 3 codes not showing up after generated a email. Only empty . Please advise.

Those field tag values are pulled from information in the Auction lot that is copied to the Invoice when you generate an Invoice.

When you say "I made the email template" do you mean you duplicated or created your own email template? Or do you mean, when you used an email template to correspond with the buyer?
